ANALYSIS OF MAINTENANCE FEES COLLECTION FOR ATC

Dear All,

Pending the issuance of our community newsletter by JMC SecretaryYasmin, the JMC will update the JMB with respect to the defaulter's collections, via our noticeboard, ATC website and facebook

As per the table below, the PMO (with JMC Treasurer, Chew) had worked hard to improve the overall collection from defaulting residents year-on-year since 2009. We went self-managed in 2010 and achieved an all-time low defaulter's total of only 18 residents in 2011 compared to 115 defaulters under Burgess Rawson management.

As per the reported accounts in the last AGM June 2012, the improved collections have added RM 721,853.69 (72% since 2009) to our Maintenance Fund

Actions taken by the PMO to improve our collections are as follows:
  • Sending out monthly statement to owners by post/hand and email
  • Sending letter of reminders to owners on outstanding accounts
  • Sending SMS reminders to owners on outstanding accounts
  • Calling the owners to follow up on outstanding accounts
  • Issuing letters of demand to erring owners

 

As of Oct 2012, we have 27 defaulters owing more than RM 2500 on their maintenance fees.

JMC meetings are presently suspended with the advice from COB and upon the meetings being resumed, we will discuss on how to reduce the defaulters further.

We will however continue to update residents on future developments. Thank You
