NOMINATION FOR ATC JMC MEMBER

Please be informed that the JMC 2013-2014 has a vacant position with the resignation of JMC member Zahari Mahfudz, due to personal reasons.

 

In accordance to the Resolution 3.0 Extraordinary General Meeting, 29 January 2011, we invite nominations from the JMB to fill the vacancy in the JMC.

 

JMB members may submit their nominations to the Secretary of JMB, Yasmin Yusof at yasmin@armaneeterrace.com.my, BEFORE 6 November 2013.

 

Please note that every Nominee, Proposer & Seconder must be parcel owners. Please quote name and unit number in the nominations.

 

The selection of the candidate will be decided by the JMC.

 

We thank Zahari for his invaluable contribution and hope that he continues to share his expertise for the good of ATC.

NOTICE IS HEREBY GIVEN THAT, pursuant to Article 10 of the Building and Common Property (Maintenance and Management) Act 2007, that an Extraordinary General Meeting of Armanee Terrace Joint Management Body will be convened at the Meeting Room, Club House 2, Armanee Terrace Condominium, No. 8, Jalan PJU 8/1, Bandar Damansara Perdana, 47820 Petaling Jaya, Selangor on the  19 October 2013 at 2.30pm (registration opens at 2.00pm) for the following purposes: -

Item 1: To appoint scrutinizers for the minutes of the Annual General Meeting held on 14 September 2013 & this EGM of 19 October 2013  

Item 2: To approve amendments to the house rules. (Attachment 1)

Item 3: To approve a budget of RM 7,500.00 for the development of a new web-site for Armanee Terrace Condominium. (Attachment 2)

Item 4: To approve budget of RM 25,000 from sinking fund to upgrade the ATC frontage. (Attachment 3)

Item 5: To approve a budget of RM27,000 from the Sinking Fund  for pool furniture replacements and upgrading works at Swimming Pools 1 & 2. (Attachment 4)

Item 6: To approve the transfer of RM216,895.00 from sinking fund to maintenance fund. The said amount was erroneously transferred to the sinking fund account by way of a resolution at the Annual general Meeting held on 16 June 2012. (Attachment 5)

We advise you to read all the documents so you will be better informed of the goings-on in Armanee Terrace. If, for some reason, you do not have the complete set as listed above, please come to the PMO and request for the relevant documents.

SOME IMPORTANT REMINDERS:

• Please ensure all outstanding arrears to the Building Maintenance & Sinking Funds are paid up before 13 September 2013, to be entitled to vote.
• Please bring along your IC or Passport and Sales & Purchase Agreement for verification of entitlement to vote.
• Please complete the necessary Proxy Form (where applicable) and bring it with you on the AGM day. Registration starts at 2.00pm, Saturday 14 September 2013.
• If you have a motion to propose for consideration at the AGM, please submit in writing and send to the PMO latest, 72 hours before the AGM, ie before 11 September 2013, 2.00pm.
• Please come early for Registration so the AGM can commence on time at 2.30pm.

We urge you to take interest and attend the AGM as this is where decisions are made which will affect your wellbeing in Armanee Terrace. The spending of your monthly contribution will also be decided upon; therefore this is the perfect opportunity for you, in conjunction with other Parcel Owners, to give a direction on the course of actions.

MONTHLY MAINTENANCE AND SINKING FUND CHARGES

MONTHLY MAINTENANCE AND SINKING FUND CHARGES

                 

Dear Residents

 

We would like to draw the attention of all owners that payment of monthly maintenance and sinking fund charges including quit rent, insurance, water charges and late payment interest is a collective obligation for the common good of all residents. It is also a legal requirement as per Act 757 (Strata Management Act 2013) which will replace Act 663. The Act prescribes a specific recovery process in the event an owner is in default and fails to meet this requirement.

 

In accordance to our House Rules, the PMO WILL BE PUTTING UP A LIST OF ALL DEFAULTERS. An owner is deemed to be in default if the monthly maintenance and sinking fund charges are outstanding for more than 60 days. Please take note that all units with maintenance and sinking fund charges including quit rent, insurance, water charges and late payment interest not paid until February 2013 will be displayed in the defaulters list. The list will state Owner's Name, Unit Number & Amount Outstanding.

 

You are kindly requested to update your accounts by Friday, 31 May 2013 latest.

 

Further, we would also like to draw your attention to the following pertinent matters:

 

1. Incomplete Payment Details

 

We have several instances where the monthly maintenance and sinking fund charges have been credited into the JMB bank account with which we have no details.  This lack of details causes a difficulty in updating your account in our books. Residents using any of the following payment methods are requested to email (concerns@armaneeterrace.com.my) or fax copies (03-77276867) of the payment details to the PMO to facilitate accurate updating of your account:

 

a. Online transfer from your account to the JMB account

b. Deposited your cheque into the JMB bank account

 

2. Statement of Monthly Maintenance Fund, Sinking Fund & Other Related Charges

 

Every month a statement of account is sent to every parcel owner either by email and/or by hard copy to the address held in our registers. If you have not been receiving it we advise that you furnish us with your latest email address and preferred postal address. You may send your updated details to update@armaneeterrace.com.my

 

3. Disputes of Payment of Monthly Maintenance Fund, Sinking Fund & Other Related Charges

 

Upon receiving your monthly statement please check to ensure the accuracy of the charges and payments made. ANY DISCREPANCY SHOULD BE REPORTED TO THE PMO IN WRITING WITH SUPPORTING DOCUMENTS WITHIN SEVEN DAYS OF RECEIVING THE STATEMENT. The statement will be deemed accurate if the PMO does not receive any notice of discrepancy within the stipulated time frame.

 

4. Maintenance Fund, Sinking Fund & Other Related Charges Owing by Previous Owner

 

If you have purchased a unit in ATC from a previous owner, the onus is on the purchaser to ensure that the previous owner has settled all outstanding maintenance and sinking fund charges, quit rent, insurance, water charges and late payment interest. If there is any amount due by the previous owner after you have completed the purchase transaction than it is deemed to be your liability and you are obliged to pay. The PMO/JMC has no authority to waive the amount due and has no legal rights to recover the sum from the previous owner.

RESIDENT REGISTERATION DATABASE FORM

Dear Residents,

We are currently working on security enhancements and one of the projects undertaken by your JMC is the Boom Gates and Door Access System. This Resident/Visitor/Contractor/Maid/Car Management System will require the creation of a database of all residents and people authorized to have access into ATC.

We require your help and cooperation to:


1. Register all Occupants in your Unit including children and maids
2. Provide (2) TWO passport sized photographs (soft copy or hard copy) including children and maids (please indicate whether you want cards issued for your children)
3. Provide details of all vehicles that will be parked at your own or rented parking lots

Please fill in the RESIDENT REGISTERATION DATATBASE FORM (see link), where required in full, so we can process and develop the AUTHORIZED ACCESS & ID CARDS in preparation for the installation of the new doors and boom gates.

Kindly complete this by 21 JUNE 2013 and send to us via email at updates@armaneeterrace.com.my or hand over directly to the PMO.
